
Defects Liability Period
During the Defects Liability Period (DLP), NGC FM rectifies all Civil, MEP, or Infrastructure issues on-site as instructed by the client. NGC submits a request for the release of retention bond and performance guarantee after completion of the DLP.
Phase 1 - NGC Receives Invitation to Bid
NGC receives an Invitation to Bid from a client – regarding a proposed project. Our Tender and Cost Control team assesses feasibility, and the senior management is notified of project-specific scope and risks associated with it. The senior management then proceeds to assess whether the proposed project in line with organizational policy and forms a decision on whether to bid.
Pre-contract Scope Coordination
Our Finishes & Design, MEP, & Structural Design teams, in-house divisions, and sub-contractors receive project relevant documents, to develop cost estimation and structural stability calculations. Information analyzed by these departments are then forwarded back with cost breakdowns as per tender documents and requirements to the Tender and Cost Control Team for final rate analysis.
Submission of Bid
Tender (Technical and commercial) is submitted by our tender team after comprehensive rate analysis, with inputs and edits directed by the Senior Management having been incorporated.
Phase 2 - Project Awarded to NGC
The project team is established by NGC senior management. Divisions and Service Departments carry out initial engineering analysis. The Planning, HSE, Estidama, Quality Assurance/Quality Control, and Procurement teams are on board. Parallelly, our Materials team begins to assess long-lead items and acquires quotations from suppliers and subcontractors.
Project Mobilization Complete
Project site team on board. The Nael Transport & Logistics division proceeds to start earthworks. MEP and Infrastructure design teams are parallelly coordinating with each other, along with continuous input from the project MEP, Infrastructure & Civil teams. Procurement team begins acquiring steel for construction works, in conjunction with the site team.
Sub-Structure Works
Nael Cement Factory and Nael Readymix collaborate to pour first concrete on site. Nael Precast factory has already begun finalizing the superstructure design in coordination with the site teams. MEP, HVAC, & Infrastructural design is considered from the foundation stage. The QA/QC and Materials teams continue to document all site activities, and receive approvals from the client.
Super-Structure Works
Foundation casted. Superstructure works ongoing - Precast and MEP teams are on board. Civil, Infrastructure and MEP teams are coordinating in parallel with the project site team.
Finishing Works
NGC Marble and Granites, Joinery & Interiors, Aluminium & Glassworks, Structural Steel, and GRC divisions are on site with their products. Nael Cement Products are also available to install any concrete related elements necessary for meeting client requirements. Nael MEP team is also on board to install final MEP fixtures as per the approved drawings and project deliverables.
Phase 3 - Project Close-out and Initial Handing Over
Client is notified of substantial completion of works. Site team rectifies all snags and prepares final documentation in conjunction with the QA/QC and Estidama teams. Audits are finalized to execute commissioning and handover processes. Nael Facilities Management is on board to receive the project from the site team, and is provided an asset registry. Project is handed over to the client. Defects Liability Period commences.
